foundation help
i have a mono. footing that is poured and ready to errect the steel columns. the problem is that the achor bolts that was embeded, was put in the wrong position a few inches off. the edge of the corners of the building for the columns plates are 1'-4" x 4"; leaving me with 21/2" to 3" clear from the foundation edge.
1.i can not expoy and drill because, i'm too close to edge.
2. i can not extend my foundation because of zero lot line and retension pond.
what can i do, to rectify this problem?
find a job or post a job opening
is it necessary to provide for tension?  it's more problematic if you have to!
can you reduce any thickness of grout and install an oversized base plate using expanding grout to secure embedded bars.  the embedded bars would fit through the new base plate and be welded using a bevelled hole and grind flush.  the original column base plate would then be welded to this.
if all the bolts are a few inches off, can you simply move the building over or would this impact the lot line?

from conception to completion
cut a new base plate to the dimensions required.  over-drill the plate to the "as-built" anchor bolts.  weld threaded studs to the plate to the dimensions required for the base plate attachment.  set the plate over the existing bolts and weld in place.  cut the existing bolts off flush with the plate, set the base plate and go.
i've had this happen to me a couple of times.  wathc the welding and dont over heat the concrete or it will blow on you.  make sure the plate is ground flush for a smooth fit for the contact plates.  i also have omited the studs and welded a new plate to the base.
best of luck.
not an answer to your problem but last week my son came home from work with following information.
similar situation on a large 15'x 20' concrete slab for a covered entrance running parallel to a building with the anchors bolts for 4 colums 6" inside the outside column line. his crew had a rain-out about noon. when they reported to work the next day the bolts were at the correct distance and there was 6" of fresh concrete between the slab and the building. he said the foundation foreman will not tell him how the moved the slab.
